
On the University of Colorado Boulder campus, few buildings are as recognizable—or as meaningful—as the Hellems Arts & Sciences Building. Originally constructed in 1921 and designed by noted architect Charles Z. Klauder, Hellems is a cornerstone of CU Boulder’s distinctive Tuscan Vernacular architectural style and a daily touchpoint for thousands of students and faculty.
Today, Hellems is undergoing a major renewal. The multi-year modernization project (2023–2025+) is transforming more than 90,000 square feet of space to improve teaching environments, collaboration areas, accessibility, and energy performance, with a goal of achieving LEED Gold certification. While systems, interiors, and infrastructure are being upgraded, one priority has remained constant: preserve the historic character that makes this building special.
That’s where Mid America Specialty Services (MASS) came in.
The Challenge: Historic Metal Panels, Lead Paint, and a Live Construction Site
MASS was brought in to restore exterior metal panels on the Hellems complex. On paper, the scope seemed straightforward:
- Clean the panels
- Apply a specialized primer
- Finish with a durable, long-lasting topcoat
The initial bid included hundreds of hours of labor at a contract, focused on cleaning, priming, and painting the panels in a way that complemented the historic façade.
However, once the project was underway, testing confirmed the presence of lead-based paint on the existing panels. This discovery completely changed the trajectory of the work. Traditional approaches like sandblasting weren’t desirable due to cost, containment requirements, and disruption on an already active jobsite. The general contractor needed a safer, more practical path forward—without compromising the schedule or the building’s historic fabric.
MASS stepped in to help define that path.
A Smart Coating Strategy: Encapsulating, Not Abrading
Working closely with the architects and the construction team, including Adolf & Peterson (AP) and JRB, MASS helped pivot the project to a coating-based encapsulation strategy rather than aggressive removal.
After multiple submittals and revisions, the team approved a system built around two high-performance Tnemec coatings:
- Tnemec Series 118 Uni-Bond® Mastic – a high-build, rust-inhibitive, elastomeric coating formulated for excellent adhesion and corrosion resistance over minimally prepared, previously coated metal. It’s specifically designed for situations where abrasive blasting isn’t feasible.
- Tnemec Series 1029 Enduratone® – a water-based, low-VOC acrylic finish coat providing long-term protection, color stability, and mildew resistance for both interior and exterior exposures.
This system allowed MASS to encapsulate the existing lead-based coatings safely, reduce environmental impact, and deliver a long-lasting, visually cohesive finish aligned with CU Boulder’s design standards and sustainability goals.
Execution on the Ground: Leadership, Coordination, and Completion
The Hellems project was not performed in a controlled environment. MASS crews worked within a busy, multi-trade construction site that presented daily logistical challenges:
- Competing needs for lifts and equipment
- Limited and shifting water access
- Weather-related issues including rain, mud, and soft ground
- Constant coordination with other subcontractors and site operations
To keep things on track, MASS maintained frequent communication with AP and JRB, providing daily and weekly progress updates and adjusting plans in real time.
On site, Manuel—MASS’s Master Foreman for the project—played a pivotal role. His professionalism, organization, and collaborative approach earned strong praise from the broader project team. Under his leadership, MASS didn’t just meet expectations; the crew achieved an outstanding completion rate, even with the added complexity of lead paint and an evolving scope.
