Nestled in the heart of South St. Louis County, right on the edge of Jefferson County, sits a facility known not only for its care but also for its architectural presence—Delmar Gardens of Meramec Valley, located at 1 Arbor Terrace in Fenton, Missouri. Since opening its doors in 1999, this skilled nursing and rehabilitation center has served thousands of families in the greater St. Louis area. With a strong reputation among physicians and spiritual leaders alike, the facility offers short- and long-term care, rehabilitation, respite stays, and specialized memory care.
As a key visual element, the copper awning at the main building entrance plays a prominent role in welcoming guests, residents, and staff. But like any exposed architectural metal, copper is prone to tarnishing and weather damage over time—especially in the unpredictable Midwest climate. That’s where Mid America Specialty Services (MASS) came in.
The Importance of Maintaining Architectural Copper
Copper has long been used in architectural design due to its durability, natural beauty, and ability to age into a distinguished patina. However, to keep it looking pristine—or restore it after damage—requires a careful and knowledgeable approach. As seen in this project, preservation is key. Letting the metal deteriorate can result in costly replacements and a diminished first impression of the property.
When copper is exposed to air and moisture, it oxidizes and turns dull or green over time. While some architects embrace this “living finish,” others prefer to maintain the warm metallic luster. Protecting that appearance requires not only cleaning but also applying protective coatings, such as Everbrite, a clear, durable lacquer specially formulated for metal restoration projects.
The MASS Process
MASS had previously refinished this copper awning about six years ago, and the client was so pleased with the outcome that he called on us again when the awning was damaged by a vehicle and the lacquer started to break down. This is a perfect example of how preventative maintenance and professional relationships help protect and extend the life of valuable architectural elements.
Scope of Work:
- Stripped and cleaned the surface using grinders and acetone
- Applied a new protective Everbrite coating
- Replaced damaged guttering and downspouts
- Coordinated all work around an active, high-traffic main entrance
- Used a 34’ articulating boom lift and Baker’s scaffolding for safe access
Despite a few challenges—including unexpected rain after removing the previous lacquer—the MASS team delivered high-quality results. The job was led by foreman Daniel Vera, supported by apprentice Phillip Gordon, with logistical help from Jake Bopp and Jerid Lucas. Their combined experience and attention to detail helped ensure the project stayed on track and maintained safety while working in a live operational setting.
